WE ACCELERATE THE LEASING PROCESS 

We have a large database of quality prospective tenants ready to rent properties like yours. Our online marketing strategies include all the major real estate websites such as realestate.com.audomain.com.au. We consider securing quality tenants to be one of our most important duties and use a strict, fully documented selection criterion to ensure we find you the right tenant. Our selection process includes a rigorous checklist of employment history, financial background and rental references.  Your property manager carries out face to face interviews, checks references and screens all tenant applications through the major national tenancy database, all at no cost to you. We give you the final say by presenting you with all our research and recommendations. We assist you in setting the best possible market rent for your property by using a detailed Comparative Rental Analysis of rental properties within the area.

 

DETAILED INSPECTIONS

Our inspections and detailed condition reports with recommended maintenance will ensure your property remains well looked after to ensure the best possible rental return. We conduct inspections with photographic documentation at the beginning of the tenancy to minimise disputes. We also include two further periodic inspections of your property each year in our management fee. Our end of tenancy inspection will ensure the tenant leaves the property in its original condition. We also determine any renovation work necessary, reassess the rental value and advise on any suggested increases.

 

FINANCIAL, ACCOUNTING & REPORTING 

We provide you with timely, accurate financial accounting and reporting:

  • We will send you monthly, and if you require them, twice‑monthly statements that are easy to understand.
  • We guarantee to have money in your bank account within 2 working days of our statement close off date.
  • Rental statements can be issued online if preferred and we provide copies of all invoices paid on your behalf.
  •  We provide you with a detailed Income and Expenditure Report for your property at the end of the financial year, saving you hundreds of dollars in accountancy fees.

 

FINANCIAL YEAR STATEMENTS

We produce Annual Financial Year Statements during the month of July each year which provide you with a summary of income and expenditure for the financial year. This will save you time and money when dealing with your accountant.
